Most non-structural walls can be hacked in BTOs. However, structural walls, household shelter walls, and all bathroom tiles (within the first 3 years) cannot be removed without HDB approval. Our team reviews your BTO floor plan and advises exactly what's possible before quoting.

Ideally, 3–4 months before your expected key collection date. This allows time for design development, quotation finalization, and material ordering — so work can begin the week you collect your keys. For complex projects (full hacking, multi-gen layouts), start 5–6 months ahead.
We strongly recommend against it. BTO renovations involve dust, fumes, and heavy tools — plus restricted working hours mean a live-in renovation takes 2–3x longer. Most clients arrange to stay with family or rent short-term during the 8–12 week renovation period.

We provide a workmanship warranty covering all renovation works. Carpentry and built-ins are covered for defects in materials and workmanship. Specific terms are detailed in your renovation contract. We also support post-renovation issues beyond the warranty period.
