Do I need landlord approval for office renovation?

Yes — every commercial tenancy requires landlord (or building management) technical submission before fit-out starts. Most landlords require a licensed renovation contractor, contractor insurance, a renovation deposit, and compliance with the building technical guide (floor loading, FCU access, ceiling voids, fire rating). We handle all landlord submissions.

What about fire safety and URA submissions?

Offices involving material layout changes, partition construction, or change-of-use typically require a Fire Safety Certificate (FSC) submission via a Qualified Person (QP). Change-of-use from retail to office, or vice versa, requires URA written permission. We work with a panel of QPs, Architects, and M&E engineers to coordinate submissions.

Can you do hybrid and flex-space design?

Yes — hybrid-ready design is our default now. We plan for desk-sharing ratios, focus pods, collaboration zones, phone booths, and reservable meeting rooms. Furniture and AV are specified around hybrid meeting workflows (camera height, acoustic zoning, cable management).

Do you handle furniture and AV procurement?

Yes — full design, build, furniture, and AV as a single turnkey package. One point of contact from brief to handover. This avoids the classic cost overrun where furniture and AV are procured late and retrofitted into the space.

Every commercial office fit-out in Singapore requires landlord (or building management) approval before works start — typically through a technical submission covering scope of works, contractor insurance, renovation deposit, and compliance with the building technical guide. Most buildings require a licensed renovation contractor and restrict works to after-hours or weekends to minimise tenant disruption.

On top of landlord approval, office fit-outs that add or modify partitions, change occupancy load, or affect fire compartmentation require a Fire Safety Certificate (FSC) submitted by a Qualified Person (QP). BCA submission is required for any structural modification. URA change-of-use is required if the tenancy switches from retail to office or vice versa.
