MET Interior is an HDB-registered, CaseTrust-accredited Singapore interior design studio specialising in HDB renovation. Since 2013 we have completed 500+ HDB projects across BTOs (2-room to 5-room and 3Gen), resale flats, executive maisonettes, DBSS units, and studio apartments. We handle HDB permit submission (HRS / BCA notifiable works) end-to-end, with itemised pricing from $28,000.

Quick Answers

Straight answers to the questions we hear most often.

How much does HDB interior design cost in Singapore?

Typically $28,000–$80,000 for a full HDB renovation depending on flat size and scope. A 3-room BTO starts around $28,000; a 5-room resale with full hacking can reach $80,000+. Every MET Interior quote is itemised line-by-line with no hidden charges.

How long does an HDB renovation take?

Full HDB renovations typically run 8–10 weeks on-site, plus 3–5 weeks of design development beforehand. BTOs move faster than resales because there is no existing demolition. BTO handover key collection to move-in is usually 10–14 weeks.

What permits do HDB renovations need?

Most HDB works require a Home Improvement Programme (HIP) or Renovation Permit (RP) application, plus a Works by Renovation Contractor Scheme (WRCS) submission if hacking is involved. Notifiable structural or wet works must be submitted by an HDB-registered contractor — which we are. We handle all permits.

Can I hack walls in my HDB flat?

Non-load-bearing walls can usually be hacked, subject to HDB approval and thickness checks. Reinforced concrete structural walls, household shelter (bomb shelter) walls, and PPVC walls in newer BTOs cannot be touched. Our team reviews your floor plan against HDB records before quoting.

Do you handle BTOs and resales differently?

Yes. BTOs arrive with a standard handover finish, so works focus on flooring, carpentry, lighting, and styling. Resales usually need hacking, re-tiling, rewiring, and bathroom gut-out, which adds cost and timeline. We have a dedicated process for each.

Do you design 3Gen and multi-generational flats?

Yes. 3Gen and multi-gen flats are a specialty — we plan for in-law suites, teenage privacy, shared kitchen/living rhythms, and ageing-in-place features from day one. Storage planning is where the biggest lift usually comes.

Our Approach

Why HDB interior design in Singapore
rewards a specialist.

MET Interior specialises in HDB interior design across Singapore — HDB being Housing & Development Board flats, the public housing that makes up ~80% of Singapore homes. Each typology (BTO, resale, Executive Maisonette, DBSS) has its own structural logic, permit path, and cost profile, and that shapes how we design.

Your HDB flat should be more than functional — it should reflect your lifestyle, aspirations, and the way you truly live. We don't design around the flat's size or a cookie-cutter package. By understanding your daily routines, habits, and future plans, we tailor every aspect of your HDB interior to serve your life — beautifully and practically.

Whichever HDB unit you own, we have deep experience in designing spaces that maximise layout, optimise storage, and elevate comfort.

HDB renovation cost Singapore (2026 breakdown)

Full HDB renovations in Singapore typically cost between $28,000 and $80,000 for BTO and resale flats of 3-room to 5-room size. Cosmetic refreshes (paint, lighting, soft furnishing only) start lower. Executive Maisonettes and 3Gen flats with custom carpentry can reach $90,000+.

The biggest cost drivers are carpentry (35–45% of total — kitchen cabinets, wardrobes, TV console, shoe cabinet, storage benches), flooring and tiling (15–20%), and electrical + lighting works (10–15%). Resale flats cost 20–40% more than BTOs because of additional hacking, wet works, and full electrical rewiring.

Every MET Interior quote is fully itemised so you can see exactly where every dollar goes — no inflated markups, no surprise add-ons.

HDB renovation permits and HDB-registered contractors

HDB flats are governed by HDB's Renovation Permit (RP) framework. Most renovation works — hacking, electrical rewiring, water-proofing, built-in carpentry near gas or wet areas — require a Renovation Permit submitted by an HDB-registered contractor. The Works by Renovation Contractor Scheme (WRCS) covers notifiable structural and wet works.

MET Interior is HDB-registered, which means we can submit permits directly without relying on a third-party contractor. This matters because unauthorised works can trigger fines, rectification orders, and forfeiture of your 10-year HDB building warranty (BTO) or resale flat fitness certification.

Our team handles RP applications, HDB liaison, contractor insurance, and post-works inspection end-to-end.

How long does an HDB renovation take?

A typical HDB renovation in Singapore runs 6 to 12 weeks on-site. BTO renovations sit at the shorter end (6–8 weeks) because there is no existing demolition or wet-works rework. Resale renovations run longer (9–12 weeks) because hacking, waterproofing, and rewiring add 2–4 weeks.

Design development — briefing, 3D renders, material confirmation, costing — adds another 3 to 5 weeks before construction begins. Total BTO project length is usually 10–14 weeks from key collection to move-in; resale is usually 13–18 weeks.

We give every client a dated project timeline with weekly photo updates, so you always know where you stand.
