Common Questions

Everything you need to know

Landed renovation costs vary widely based on property type and scope. Interior-only renovation packages start from $150,000 for a terrace house (inter terrace or corner terrace), $250,000 for a semi-detached, and $400,000+ for bungalows. If additions & alterations (A&A) are involved — rear extensions, attic conversions, or structural changes — costs increase accordingly. Every MET Interior quotation is fully itemized.

Renovation covers interior works — carpentry, flooring, electrical, plumbing, painting, and finishes. A&A (Additions & Alterations) involves structural changes to the building — rear extensions, adding floors, removing walls, or changing the building footprint. A&A requires architect drawings, structural engineer endorsement, and BCA approval. We handle both.

Yes. For budget flexibility or if you're living in the property, we can phase the renovation — for example, completing the ground floor and kitchen first, then bedrooms, then outdoor areas. Each phase has its own timeline and payment schedule.

Landscape design and coordination is included in our bungalow and semi-detached packages. For terrace houses, we offer landscape design as an add-on. We work with trusted landscape contractors for planting, hardscaping, water features, and outdoor lighting.

Yes. For any structural works or A&A, we coordinate the full permit process — BCA structural submissions, URA development control approvals, and any Conservation Area requirements. We work with licensed architects and Professional Engineers (PE) to ensure full compliance.

Absolutely. If you already have an architect for the A&A or structural works, we collaborate closely with them on the interior design. We also have our own panel of architects if you need one. The key is seamless coordination between architecture and interiors.

Multi-storey design is our strength. We create a cohesive design language across all floors while giving each level its own function and character — living and entertaining on the ground floor, private retreats on the upper floors, utility and storage in the basement or attic.

For partial renovations (one floor at a time), yes — we can phase the work so you occupy unaffected areas. For full renovations or A&A involving structural works, we strongly recommend temporary relocation for safety and efficiency. We can provide a realistic timeline to help you plan.

We design inside and outside as one continuous experience. Indoor materials, colour palettes, and sight lines are planned to connect with outdoor spaces — garden views framed by windows, flooring that transitions to patio, lighting that extends to the landscape. This is where landed design really differs from condo or HDB.

Modern tropical is the most popular — it embraces Singapore's climate with open layouts, natural materials, and indoor-outdoor flow. Contemporary luxury, minimalist zen, and black & white heritage are also strong choices. The advantage of landed homes is space — we can create experiences impossible in apartments: double-height voids, internal courtyards, statement staircases.

Yes. We design complete outdoor living — pools, jacuzzis, BBQ pavilions, al fresco dining, and landscaped gardens. We coordinate with pool contractors, landscape architects, and outdoor kitchen specialists to deliver a unified design vision.

Yes. Every landed project includes photorealistic 3D renders for all key spaces across every floor — living areas, kitchen, bedrooms, bathrooms, staircases, and outdoor areas. You see exactly what your home will look like before construction begins.

Yes. Home lifts are increasingly popular in multi-storey landed homes. We design lift shafts that integrate naturally into the floor plan and aesthetic — whether concealed behind paneling or featured as a design element. We coordinate with lift suppliers for structural and electrical requirements.

Interior-only renovation: 4–6 months for a terrace, 5–8 months for a semi-detached or bungalow. If A&A is involved (extensions, structural changes), the total timeline is typically 8–14 months including permit approvals. We provide a detailed Gantt chart at the start of every project.

Standard BCA approval takes 2–4 weeks for straightforward structural works. URA development control applications take 4–8 weeks. For Conservation Area properties, allow 8–12 weeks. We submit applications early in the process to minimize delays to the renovation timeline.

Start 6–9 months before your desired move-in date. This allows time for design development (4–6 weeks), permit approvals (4–12 weeks), and construction. For A&A projects, start 12–18 months ahead. The earlier you engage us, the more options we can explore.

Yes. While we're known for our BTO and condo work, landed properties are where our design capabilities truly shine. The complexity of multi-storey layouts, outdoor integration, and A&A coordination requires experienced designers — and we've completed landed projects across Districts 10, 11, 15, 19, 20, and 21.

Yes. MET Interior is BCA-licensed, CaseTrust accredited, and carries comprehensive contractor insurance. For structural works requiring Professional Engineer endorsement, we work with our panel of licensed PEs and architects.

We provide comprehensive workmanship warranty covering all interior renovation works. Structural works carry separate warranties as endorsed by the Professional Engineer. Specific warranty terms are detailed in your contract, and we provide responsive after-care even beyond the warranty period.
