Check for CaseTrust accreditation (deposit protection and standard contracts), an HDB-registered or BCA-licensed team for regulated works, a portfolio of completed — not rendered — projects, and itemised quotations. Then meet the actual designer who will run your project, not just a salesperson.

A contractor executes instructions; a design studio plans the home, produces drawings, manages trades, and takes responsibility for the outcome. If your project involves layout changes, custom carpentry, or you simply do not have time to project-manage, a design-and-build studio is usually worth the difference.

Around 3-4 months before you collect keys. That allows time for design development, material selection, and quotations without rush decisions — and for BTO and new-launch owners, it means renovation can start almost immediately after key collection.
