How much does it cost to renovate a landed property in Singapore? +

Interior renovations for landed homes typically start around S$100,000 and can exceed S$500,000 for full A&A works with structural changes. The spread is wide because scope varies enormously — a cosmetic refresh of a terrace is a different project from an A&A with a new rear extension. Our cost guides in this category break down the numbers by scope.

Do landed renovations need URA or BCA approval? +

Internal renovations that do not change the building envelope, gross floor area, or structure usually do not need URA approval. Additions and alterations (A&A) require URA written permission and BCA structural submission, with a qualified Professional Engineer and Architect on record. We coordinate the full submission as part of our landed projects.

What is the difference between A&A and a full rebuild? +

A&A works retain a substantial part of the existing structure — URA typically requires keeping at least 50% of the external walls — while still allowing major reconfiguration. A full rebuild demolishes the house entirely and is treated as new construction, with a different approval path, longer timeline, and higher cost.

Can you design for multi-generational households? +

Yes — a large share of our landed projects are multi-generational. We plan separate zones for in-laws, ageing-in-place provisions like lift shafts and wider doorways, and shared family spaces from day one. This is where landed homes have a real advantage over condos, and several guides here cover layout ideas for it.
