Renovating a Tengah BTO comes with one estate-specific question no other town has: what to do with the centralised cooling system's exposed trunking — HDB hands the flats over with fan-coil pipes unconcealed, and boxing them up well is the defining Tengah design move. Budget-wise, Tengah flats otherwise track normal BTO numbers: S$22,000–55,000 for most 4-room scopes.

We've completed three homes in Tengah — a mid-century flat at 238B Tengah Garden Walk, a Japanese-inspired home at 220B, and a vintage-styled flat at Tengah Drive — so this guide is written from inside the estate's quirks, not from press releases.

What's different about renovating in Tengah?

Three things: the centralised cooling system (CCS), the newness of the whole town, and layouts designed around cross-ventilation. The CCS replaces conventional condensers with chilled-water fan-coil units — efficient (HDB cites up to 30% life-cycle savings) but delivered with visible piping and trunking that HDB deliberately leaves unconcealed so routing stays serviceable. Meanwhile, with thousands of households renovating in the same window after key collection, contractor slots, lift bookings and HDB permit queues all run hot.

How do you conceal the cooling system trunking well?

Ceiling box-ups are the standard answer — the craft is making them read as architecture rather than a bandage.

  • Run the box-up the full length of a wall or corridor so it reads as a deliberate datum line, not a lump over one pipe
  • Integrate cove lighting — a concealed LED strip turns the box-up into the room's ambient light source, which is exactly how we handled the living areas at 238B
  • Keep access panels honest: the FCU needs servicing; hidden screw-fixed panels beat glued-shut perfection that gets destroyed at first maintenance
  • Don't box what you can feature: in the right scheme (industrial, mid-century) a cleanly painted services run can stay exposed

Budget S$1,500–4,000 for well-executed box-up work across a 4-room flat, depending on lengths and lighting integration.

What do Tengah layouts reward?

The estate's flats are designed for cross-ventilation and daylight — so the best renovations keep sightlines and airflow open rather than carving the plan into cells. At 220B we used shoji-style sliding screens instead of swing doors, so rooms borrow light and the breeze path survives; at Tengah Drive, arched openings with fluted glass do the same job in a vintage register. Glass blocks, internal windows and slatted partitions all suit these plans better than solid walls.

What should Tengah owners budget?

Add the box-up line above, and note the congestion tax: in peak key-collection months, popular contractors quote longer lead times, so locking your design 3–4 months before keys matters more in Tengah than anywhere else. Anything else Tengah-specific?

  • Defects first: early Tengah phases saw publicised CCS teething issues — log every defect with the Building Service Centre before renovation touches anything
  • Check your block's CCS subscription status before planning: subscribed and non-subscribed flats have different equipment in the ceiling
  • Smart-home wiring is easy here: the estate's infrastructure is new — run the conduits during renovation even if devices come later
